We uncover some of the best below:
1. TIDE, MAROOCHYDORE
This is our best value pick for a townhouse in Maroochydore. 50% of the latest Stage 5 release has sold within the first week of release, but there are a few gems remaining, all eligible for the $25k grant. Add the $15k First Home Owner Grant, and you have $40k off one of the most-undervalued townhouses in the market.

WHY DO WE LIKE THEM?
Tide is one of our favourites because it feels more like a picturesque housing community than a townhouse development, the render below is exactly what it looks like right now.
They have that classic coastal vibe internally and externally and large backyards (some over 60sqm, grass for days :)). The community has wide streets, footpaths and the buyers are young families and young professionals, and majority owner-occupied.

2. MARKET LANE, MAROOCHYDORE
Location, Location, Lo….
Market Lane is the first residential apartment building in the new Maroochydore CBD, and is located next to a future 3.2 hectare park, a proposed new USC campus, and across from the beautiful new Sunshine Coast Council Townhall.
It is a stones throw from the Sunshine Plaza, a 10 min walk to the frivolity of Ocean Street, and a few more minutes to Cotton Tree beach. It is a cracking location, and in our opinion seriously under-priced.
The apartments themselves? They are spacious, have high, square set ceilings, 40mm stone benchtops with waterfall ends, quality cabinetry and fittings throughout. A mighty rooftop terrace adorns the top floor of tower 2, with a private dining room for your midnight soirees, and a large yoda deck for the morning after.
These are sensational buying, even more so with $40,000 in grants for first home buyers.
Why We Love Them
It takes a lot for us to recommend an apartment. We love these, one for their location, and secondly as they are about $100k+ below market price right now. Once you factor in $40k of grants, and a bit of Hello Home commission sharing, you will have instant equity in your purchase. For this reason, I’m confident that they are a very solid investment for your first home (or investment).

3. SERENE, YAROOMBA
Yaroomba – The Barefoot Noosa
The Serene terraces offer a great option for those looking to spend between $550 and $600k, and a desire to be close to the ocean.
The townhouses back onto Mount Coolum Golf Course, and are a part of a relatively small development of under 30 properties. They are located in Yaroomba, behind Mount Coolum.
Built by one of the best regarded developers in Queensland, RCQ, the townhouses have double garages, 3 bedrooms, 2.5 bathrooms, and large terraces opening out to good sized backyards. Naturally they’ve gone for a coastal colour pallate, with timber look tiling, and light, neutral colours. All the usual luxury touches, waterfall stone, touch enabled European appliances, and an impressive herringbone cermaic tile splashback.
Why We Love Them
You don’t see a whole lot available north of the Maroochy River these days under $600k. The main drawing point of these for us is their size inside (over 170sqm) and out (backyards over 50sqm). Beyond that, their location near the golf course, 5 minutes from the beach, and keeping this all under $575k with a $25k grant if impressive.

4. YANDINA TERRACES, YANDINA
Who needs a car – the Yandina Life
Here it’s all about taking off your shoes and enjoying the peaceful Yandina lifestyle. You can walk to the local shops, restaurants, cafes, and even a European craft beer garden. On Saturdays, the vibrant local markets are a few hundred metre stroll the other direction.
A stones throw from the cute township of Yandina, these Townhouses have pretty well every box ticked. You can walk to everything you need, and drive to everything you want. 16 minutes to Coolum Beach, 22 to Mooloolaba or Maroochydore. You have a train station within walking distance, as well as an excellent boutique grocer and butcher. Yandina still retains that cosy, country vibe, yet is so close to the action.
The developer has taken to the plans for these townhouses with a fine-tooth comb, adding oversized windows throughout, and a massive master retreat with large walk in robe, ensuite and balcony. The double garaged townhouses represent even better value, and the open wrap around outdoor areas ensure plenty of light will get in. Inclusions-wise its waterfall stone benchtops, undermount sinks and high ceilings as the highlights.

5. SAILS, BIRTINYA
Birtinya = Bokarina but $200k less.
Birtinya is coming alive and is one of the fastest growing suburbs on the Sunshine Coast. HM Developments are developing these 13 2 & 3 level townhouses on a site not 1km from the uber-expensive Bokarina Beach development, but for $200k less in cost.
Situated at 1 Affinity Place, this development is in a prime location, with the Sunshine Coast University Hospital to one side and Bokarina Beach to the other.
The townhouses are fitted out to the high standards this developer holds dear. High, square set ceilings, stone throughout, thoughtful niches and nooks, and a build quality that is close to the best on the Coast.
Why We Love Them
There is only so much land left in Birtinya, and within the next 2 – 3 years, it will be fully developed. Getting into the market this close to the beach and the hospital, while taking advantage of up to $40k in grants, is sharp buying.
