1. LET’S HAVE A CHAT GET TO KNOW ONE EACH OTHER!

We genuinely want to find the best solution for you and your family. This may or may not be going ahead with buying your first home.

We’ll ask a bunch of questions and you can decide whether you like us or not, and we can agree on the best way forward. We like to do this in a no obligation meeting in person.

2. ASSESS YOUR BORROWING CAPACTIY

This is the most important part, how much will you be able to borrow to get into your first home. We’ve sussed out the best banks and mortgage brokers in each region, to give you a no-fuss assessment on your borrowing capacity. Having expert advice in this area makes a real difference.

We will do this in the first meeting, and your chosen mortgage broker will manage your finance applications, grants and approvals all the way through

3. LET’S FIND THE PERFECT PROPERTY

We search land developments or new projects large and small in the area you want to live to find you the best options possible within your capacity. We then present you with three options.

We are your advocate to negotiate with the builders and/or land developers to get the best deal. We vet each developer and builder for financial stability and how well they deliver what they say they will.

We will set up a 2nd meeting to go through all the options that meet your requirements.

4. contracts & approvals

Whether it is house and land, a townhouse or apartment, buying a new home typically involves a small forest of paper. We review every clause, and bring on-board a top law firm who will advise on the contracts and act on your behalf through to settlement. We take the stress out of this side.

If it’s a new build, we’ll also advise you on the build contract and keep the builder accountable to get site investigations done, the plans drawn, council approvals through and the site ready for construction.

5. The build

The build commences and we will keep you updated weekly with its progress. Where possible, we will also try and get you onto your site at least 3 times throughout the build to review the build and show you the progress. This is the exciting part! We hold the developer / builder accountable to their commitments at every stage, and are your advocate should anything not go to exactly to plan.

6. Your new home

We also retain an independent building inspector on your behalf to do a detailed report and ensure your home is 100% perfect before you have been handed the keys.

Then we crack some champagne and it’s all yours. We’re also here to help any concerns you may have for 12 months after moving in!
